View Full Version : A little early but... Evanston apartment avail. Feb06 for sublet $825/mo
Akirasoft 09-28-2005, 10:41 PM Well our house should be done late jan/early february so our landlord recommended we get this out there as soon as possible. Should you be interested, you will have to submit to some questions and paperwork with our landlord but in doing so you'd get the option to lock in the current rent for a year or more. I have some pics, just need to find them.

Conveniently located on the edge of the Evanston/Chicago border, I have a one bedroomed, 800 sq ft. apartment that is going to be available for sublet starting February of next year (FEB 2006). The lease on this apartment ends at the end of next August, with an option to continue renting and getting in on a lease at the same price (the building supervisor was going to raise rent prices for all units in the building due to the high gas prices now) - so if you get in on the sublease and are interested in continuing on, the price will be locked in. The apartment is very bright and airy, with big windows. Listed below are a few of the top notch perks to living in this apartment:
1. very, very conveniently located. The purple el line (South Boulevard) is literally a few steps away from the apartment (you can see it from the kitchen window). There is also a metra line a few blocks away from the apartment for those of you who need to get to Ogilvie station.
2. HEAT and water are included with the rent. We have cable TV and internet (Comcast) that can be readily transferred to your name, should you choose to do so. Stove is gas.
3. One parking spot in the back (no s treet parking! can ask for more than one if you choose to, we're currently using two spots)
4. washer and dryer in the basement
5. Large storage space in the basement for your extra boxes and furniture that doesnt need to be in the apartment
6. bike racks in the basement
7. condo style mail boxes
8. secure access into building (two front doors with a foyer)
9. very close to Main street shopping and all the wonderful Evanston restaurants
10. Ceiling fan in the living room
11. Can have pets (Cats that have been spayed/neutered or fish)
12. Two blocks from the lake front
13. LOTS of closet room
14. PLENTY OF SPACE!!
*I'll add one more thing, there is a wall a/c unit in the living room, but it really needs to be paired with a window unit for adequate "whole apartment" cooling. Throwing box fans in the windows keeps it liveable up until it is about 85 degrees outside and im sure the 4 computers in the closet plus one in the bedroom and one in the living room don't help matters much either. **

I can take some, it has a bunch of boxes and stuff in it at the moment with the wife and I trying to get a leg up on packing and wedding gifts we never unpacked. I will take a few and put em up tonight.

Hmm. few stops on the El or under 20 minutes by car. Apartment is about halfway between Northwestern and Loyola. Per maps.yahoo.com:
Directions Show Turn by Turn Maps
1. Start at 609 OAKTON ST, EVANSTON - go < 0.1 mi
2. OAKTON ST becomes CALLAN AVE - go < 0.1 mi
3. Turn Right on SOUTH BLVD - go 0.4 mi
4. Continue on SHERIDAN RD - go 2.1 mi
5. Arrive at 6525 N SHERIDAN RD, CHICAGO
so 2.6 miles. Basicaly I'm 6 blocks east of the lake/sheridan. If you are familiar with Sheridan, South Blvd is where sheridan makes a hard left after running right next to the lake, cemetary on the left, lake on the right.

you would NOT want to commute from Evanston to Rockford. Plus, if you are going to be in rockford, get an apartment out there. The same apartment in rockford would be like 500/mo or less.

Folks, unlike some of the others here, I am not a real estate mogul, I don't own this apartment. I have a lease that runs until august and I move into my house in late jan/early february. So this is a sublet ;)
Akirasoft 11-25-2005, 11:31 AM bump. We are getting closer to having a concrete closing date on the house, at this point I believe we will be closing on January 20th, so this apartment will be available for move in February 1rst. (leaving some time at the end of January to have it professionaly cleaned and such)
hinduluv 11-25-2005, 12:12 PM graduated from northwestern in 2004, beware if you take a poop too loud cops will be at your doorsteps in 5 minutes....literally, it happen to me.

Bump for a nice place. And im sure you can get rid of the Akirasoft smell, so don't have that as a deterrent.

already had some contacts via craigslist, but they all flaked out in the end.

On the plus side it's across the street from Nortwestern, and would be a shorter walk to work than I have now.
Otherwise I'm gonna have to move to the hood (Rodgers Park) and probably sell the car; insurance and parking would be too much trouble for how little I use it.

I read through the lease and there is no way to break the lease other then getting evicted.
We have had about 5 different people come through and look at the apartment but so far nothing has panned out into an actual tenant.

Uzername 01-20-2006, 02:43 PM There's always a way to break a lease, I've done it 3-4 times. You just have to negotiate--the landlord doesn't want you to leave, but also doesn't want the place to sit empty while he hunts you down for the unpaid rent.
oh and landlords have to mitigate their losses, so they can't let it sit empty and expect you to pay, they have to try and rent it, and be able to prove they tried.

thanks for the input. I looked through the lease itself and there werent' any provisions that really help us any. In fact, I think I should have took a closer look at the lease before I signed it, it was actually pretty crappy. We attempted to negotiate our way out of the lease when we told the landlord we were moving about 8 weeks ago to no avail. Perhaps we shall try again as we get closer to the date we will be gone.
8Complex 01-20-2006, 06:51 PM I guess the fact of the matter is, you just bought a house... you won't mind a blemish on your credit for the next 10 or so years while you're trying to get your head back above water.
If all else fails, I know a clown in your area that'd gladly set the building aflame for a dime bag.
