Could be a large over statement, but it is semi-possible. Only if the property has good value. You can build a cheap home on it and have instant equity. Go with something like Hi-Line, Adair, Luxor, Quadrant etc. They can build you a house for very very cheap. And if they sell it brand new, it won't have fallen apart yet.

Threadjack:

I'm a plumber, my neighbor (and former boss) is a builder. Basically...you need the cash up front instead of begging the bank to get a check every week. So instead of borrowing 300k from the bank, we have 80k in capital. You side job (cash out) every single sub job, and you do the ones you know you can by yourself (so basically with our expertise, we pay out for drywall, framing, and roofing). Same 4 guys building the house except those 4 (i hate drywall).

We save a ton by already having a house right here...so no sewer/electrical/water setup. It's already here. Essentially 80k covers cash for side jobs and permits to keep everything legal. Finish the house for 80-100k, appraise it for 300-500k (on 6 acres), turn around and get the home equity loan.

The secret is the money up front so you can tell the bank to GFY. Because this is my house, the profit is huge...but when we buy land and build 2-3 homes per year, the profit is still around 50-70k per house. Build 3-4 houses per year, and you sit at home playing Call of Duty for the rest of your life. All you do is sign the checks.

That's not a terrible price actually, if the body is in decent shape. If the front end damage were truly cosmetic, and the harness weren't chopped up, I'd consider buying it. I already have almost all of the parts that car's missing sitting in my shed doing nothing.
