Well folks it is time for me to move on to bigger and better things so my my 1 bedroom/1 bath condo in Aurora is now up for sale.

Price - Reasonable offers in the 89,000 range.. if you are really interested we will talk.
Monthly Assessment - $171 Includes water and gas utilities as well as all exterior and building maintenance.
Average Electric Bill (only utility you are responsible for) - $55/mo

Located just east of the intersection of Farnsworth and Molitor in Aurora, just barely over a mile from the the Farnsworth exit of I-88. Close to basically anything and everything you could think of. This is currently For Sale By Owner so there is a bit more wiggle room in the price, once it gets listed with an agent there will be much less.

What's the parking situation like? Any option of a garage or covered parking? Numbered spots, etc.

A little out of the way for me by 30 min, but still a good option.

There are reserved spots in a private lot, patrolled by parking nazi's who WILL tow if you don't have a permit. There is a decent amount of visitor parking as well, its just at the back of the lot.

Unfortunately no garage or covered parking.

I grew up in Aurora. Your condo is in a NICE area. They are building a TON over there, plus you are just off I-88. The Aurora Premium Outlets are within walking distance and they are just about to open the only Sonic drive-thru in the area! Bonus! Good luck with the sale. I don't forsee this taking a long time to sell. Where are you planning on moving?

Thanks for the recomendation, the area is really great and close to everything (including the Sonic, I was so stoked when I saw that!). The GF and I are looking for something a little bigger with a yard for the pooch. We are looking in mostly southern Aurora (right around Waubonsie HS) and a little bit of Naperville (not much there we can afford).

Yea I here ya about Naperville. My fiancee and I are looking around as well a little bit closer to Aurora but it's hard to find something decently affordable and in good condition. It's just so damn cheap out here still so it makes it that much harder to leave.

Yeah we keep having to weigh the difference in house for the money vs. cost to get to work (both gas and sanity).. the area's in Aurora we are looking at are a good compromise and are still decent neighborhoods and in district 204.

I would totally snag that condo from you if my fiancee and I didn't accumulate so much crap in the past few months. We are in a 2 bedroom apartment and our 2nd "guest" bedroom is barely able to be lived in by anybody. Her parents moved last year and keep dumping all the stuff they don't want at our house. The only good thing that's come out of it is a nice Infinity surround sound system that I'll be hooking up as soon as we find somewhere else.

I know the feeling, when I bought this place I was single and had never lived on my own (always had roommates) and since then I have acquired a girlfriend, a dog, and all the crap that comes with them.. we've just outgrown the space.. which is really too bad because I love this condo. Since the gas bill is included in the monthly assessment I can keep it at like 78 degree's during the winter plus the fireplace and the grill run on natural gas (no running out of firewood or propane).

BTW the grill is built in on the deck and is included in the sale along with all the other appliances.

If only it was farther south. I want to live in Aurora for a short commute to work but I really want to stay in Will county. Good luck on selling it, very good location and quiet area.

You can own this place for the same or less than rent on a similar apartment.
