sending pm's tonight. mostly looking for place in buckeye but if i can find a nice neighborhood with good elementary schools and houses for a descent price im sure the wife and i can adjust our plans. thanks by the way for all the help

Right now is time the buy. Builders have so much incentives right now. There are 57K + homes avail and 1/3 of them are vacant (new or existing that owners have moved out) so definitely low ball them on your first offer. It's a shame how builders got so greedy in 2006 and now they will do anything to sell. Hell, they are even taking homes in on trade for new builds. Best of luck to you. Make sure you like the area before you buy because you might be there for a while.

Yeah, unfortunately, the market is continuing its downward slip, too... with the incentives being offered on new homes, hopefully you're (SURPRISE_TR) in it for the longer term, because most homes (particularly new ones) will lose value almost immediately, and will take some time to build back up to where you're out of the red.

On pre-owned homes, don't lowball too much. You could really piss off the seller and end up in a pretty ugly nickle'n diming war that will leave you feeling really bitter about the whole process. Then again, it really depends on the seller. Some are just desperate, some stand their ground. And don't skimp on the inspector(s).

Also, be particularly careful about new homes built in the past couple years, and where they're being built. With the boom, I've read some pretty scary reports on how defect-per-home numbers have skyrocketed, and on top of that, the horrible customer service some buyers have experienced with certain builders. Be careful about areas that are prone to sinkholes, too.

In the end, do your research carefully before you even make an offer. Watch out for cow, horse, and chicken farms being upwind from you... the interesting odors you get when it rains can be pretty foul. Freeway access, stores, entertainment, etc. Check them all out.

wow a lot of things i haven't taken into consideration. This is going to be a group ( nasioc ) effort i can feel it already haha.. yes we're going for the long run. I've been moving around soo much over the last 5 years im sticking with one place. given most of my moving was due to work i'm ready to sit my but in the same house for the next 60 years =).. someone who i will keep nameless pm'd about a builder called pulte? anyone have any references for them, either good or bad. Thanks guys you all are helping out A LOT

My name is Kevin and I have been on here forever. I am a realtor and am
involved with both resale and investor real estate, I Specialize in finding deals I have a ton of info on trends, areas, REO foreclosure etc.

I have a deal now for a client they are buying a Fulton Home that sold for $280K in $2005 it is 5 bedroom 3 bath 2600Sq Ft in a great neighborhood for$183K from a bank.

In this Market the deal is made when you buy it. Get far enough ahead of the wave and you should be OK.

I have many custom searches available to find what you need, and I have tons of info for first time buyers.

I also have hot sheets and I am know all the Builders Good and Bad. I do recommend resales right now because you can pick better areas for the same money.
