Default Commercial Real Estate Agent?

I'm seeing some people recommend great real estate agents in a few threads, just had a question to see if anyone can direct me in the right way.

Anybody have any recommendations on a Commercial property real estate agent? Someone who can walk me through the process, and get me a commercial mortgage.

I'm looking at getting around a 3,000 sq ft warehouse, with small upfront office, wanted industrial or automotive zoning near 101 west.

Prefer to buy less than 300k or lease at less than 2k/mo.

Ok, actually I don't think I would need a broker. Just someone to help me find property now.

I'm going through SBA to get a Patriot or similar loan for startup costs. So I don't think a broker is necessary now, just an agent.

We just got set up off the 17 and Deer Valley area. Lots of cheap property to be had over there.
