Default Basement studio/in-law apartment w/house share (Worcester)

My wife and I are 32, have an 11 year old Autistic son and another baby due any day. I also have an 8 year old who visits, but we are very quiet and respectful. We have an "apartment" we rent out, it'll be available Oct. 1st. It has a private entrance with a private/separate driveway, private 1/2 bath. "Open floor" type (studio) room with new carpet and paint 2 months ago. The way the house is designed, it's 3 stories with our bedrooms on top, living room and kitchen on 2nd, then the room on the 1st floor/walk out style basement. We have a separate entrance to the kitchen/2nd floor with another driveway, so its set up perfect for privacy when wanted. A dorm size fridge included downstairs, with access to and use of larger fridge in kitchen. Basically it's considered a house share because there is no kitchen, your welcome to use ours or we have had tenants set up a hotplate and microwave and have their own cooking area. House is located in quiet neighborhood on a dead-end private street, on the West Boylston line (5 miles outside downtown "city"), half a mile from Stop & Shop, a mile from Quinsig College, and 2 miles from Walmart.... among tons of other stores, shops, a mall, and restaurants. Firepit in backyard, deck with patio set and grill, shed out back for toys, and trails and woods nearby. $650/month includes all utilities. Awesome area for a single person or couple, wouldn't recommen for people with older kids that NEED their own room.

For the most part, pets are fine upon discussion. All we ask is a separate "deposit" or fee upfront, $30-100 depending to cover a carpet cleaner rental and possibly a gallon or two of paint for when u leave. Again, completely open for discussion. No smoking in the house (due to kids), but on property is fine, personally I smoke, so not a big deal. No major drama please. I dont care if you drink or "party", as long as its not around my kids or disruptive to the household. We've had previous issues in the past with tenants leaving "paraphernalia" around in "common" areas.my kids could have seen or gotten to. Not ok. However what you do behind the privacy of your door is yoir business, not ours. Thats all we ask. Thanks
