I'm sure you all have been waiting with bated breath for my latest Big Deck Update </kiwi accent>

Front entryway and 2nd floor small decks are done.

Tear-down of back deck under all those layers seen in my prior in-progress demolition photo revealed they added multiple layers of waterproofing (and thus ice and water) under the tiles... and used untreated joists.

The big deck railing also is rusty at the bases, no doubt related to the same process.

So I told the contractor to go ahead and replace the joists with treated lumber (and making sure the one side is shored up for the hot tub, again) and get a new railing in place. Old one was janky, and it's just money.

Drywall work should be done within a week and the deck's final completion will hinge on the railing's availability: he said they can lay down all the Trex on the back deck in 2 days, so that's not the holdup.

it's possible that that was the key, true

I'm feeling pretty hopeful that everything will be wrapped up by mid month. Getting it listed for Thanksgiving and (crucially) winter break will be key.

It could potentially rent out from Dec 19-30 as we will be away and there's no Devo that intervening weekend.

That's the thing: I'm blocking off every weekend we will be up there for the kids Devo program. And they ski on Jan 1. Not the best strategy for revenue maximization, but if I view it as a place predominantly for my use with the added benefit of earning some side cash now and then then it's all gravy.

(Recall that Vacasa has no flat fees, just 30% shaved off the top. So no real downside as long as I time the blocking/housekeeping changes on the calendar so that we don't pay for cleaning between our own uses.)

Plus a bit more in labor. Finished product should be nice once this is all wrapped up.

Contractor says the deck surfaces are all done (as is the rebuilding of the deck with new joists and shoring up the side for a future hot tub). Drywall is done, and painter will get to it in the next few weeks.

Just waiting on the replacement railings to come in and it'll finally be ready for its Vacasa glamour-shot day... in hopefully early December.

Long process is long, but assuming the story's on the up and up (and the door logs do show that people were in and out of the house consistently over the past few weeks in keeping with it) then the decks indeed got rebuilt before the snow really set in up in the mountains.

HVAC dude went to go install the lineset cover but the deck was all ice as per this photo. Deferred until better conditions as he'll be up on a tall ladder and all.

On the upside, this indicates that indeed I have a deck! with Trex! and no railing as expected pending that replacement part coming in.

We'll be up at the house Thursday and Friday just because we can, to pre-stage some of our ski gear up there (Dec 4 first day planned for all of us!), and to scope out the current state of things.

Redone deck looks awesome. Railing pending, of course. It took basically all day to unpack and assemble all this furniture, but now the garage is finally just collapsed giant boxes rather than huge, filled ones.









The drywall in the basement only looks like it was patched, certainly not all replaced... so I have to figure out if that's legit since that's not what I was expecting given the water intrusion documented before. Also stucco is ratty along the flashing where they cut it. I'll get some outdoors baseboard-type stuff up next spring.
