... My wife and I are planing to move to sunny Florida within the next 18 months. We're planning a trip to the St. Pete Beach/Clearwater area for a week next month to check out the neighborhoods and get an assessment of the housing situation. If we do end up in that area, where should we be looking? I've got two small kids also, so what are the good school districts? And are there better areas I should consider. I am an art director / graphic desiger and my wife is in sales/marketing so we'd prefer to be near an established area without it being too congested. I've lived near the beach my whole life so it would be nice to stay within 10 minutes from the water. A near by race track is a plus. And we're New Yorkers so I'd rather not be in a RED area if you know what I mean .

Oh yeah, and a strong suby supported area with good tuning shops would be a bonus.

Any suggestions??

Thanks PhatheadWRX. I was just visiting some friends in Palm Coast a few weeks ago near there. I liked it. The weather was nice too. Not too hot, not too cold. And quickly building up. I wish I could afford to be in the Hammock (Gulf Hammock/Ocean Hammock/Hammock Beach). The sand isn't very nice but the area is spectacular.

yeah the Ocean Hammock area is great not much going on besides you are in between Daytona and Jax.
Jacksonville is a good pick just like French (phathead) said. the further south you go...cost of living goes up up up.

If you move to the Tampa / St.Pete area, Hillsborough County has better schools!

I would definately recommend Miami / Ft Lauderdale / West Palm Beach. That's where most of the Yankees move to when they move down to Florida.

Housing in S. Fl is insane.

it is starting to level off though.

to be anywhere east of Federal Highway, you're looking above 750,000 and up to 1.5 if you're on the intercoastal. (for a 3 bed room 2 bath house). East of Federal Highway is within walking distance of the beach (Refering to Pompano Beach/Deerfield Beach area). If you're willing to go further west (Coral Springs) you can find much cheaper housing that is much bigger as well.

as for schooling, i can't say much for youngins but for colleges, FAU, FMU, Kaizer, ect.

I hear the best deals for property in south florida are in Puerto Rico and Cuba...

Thanks for the input so far people. I should also mention I'm looking in the $350-$400 range. $1.5 mil is a little insane for me. I'd rather not be house poor.


BTW, I hear St Augustine is nice too. Any thoughts?

$350k-400k isn't unrealistic. Those houses that go for that price used to go for about a 1/3 of that say 6 years ago. The real estate business went kablooey about 5 years ago, and it's finally deciding to slow down a bit. I'd shy away from Palm Beach, Dade and Broward Counties(southern Florida). It's hard to find a decent house in a decent neighborhood, and it's very rat racey.

Some places you may want to look into would be Jax, Tampa, and Whorelando, if you can deal with the tourism and traffic. If you want to live near old people, the Treasure Coast isn't too shabby. That's Vero Beach, Fort Pierce, Port St. Lucie. You can definitely find a house for cheaper than $350k there.

St. Augustine is VERY nice, but like Phathead said, VERY old. But nice.

Good waves in Saint Augustine. Flagler College is there, as well. Check www.surf-station.com for some local flavor. I lived in Ponte Vedra Beach for 3 years. It's in between Jax Beach and Saint Augustine. Good fresh & saltwater fishing. Indiatlantic/Melbourne is cool too... farther south, on the coast, but relatively close to Orlando (like an hour). Stay near the waves!

I'm not sure if he's just trying to be funny or what, but I can tell you that I grew up in the south FL and it did SUCK ass! Believe me man, I know what all you guys from the north are thinking...it's a tropical paradise. I've got news, it's not. I've been to tropical paradises and FL is not one of them, not even close. It's sub-tropical at best, which gets cold in the winter and ugly pine trees everywhere. It's a miserably flat landscape of trailers and mansions (if you're one of the fortunate ones).

Tampa Bay area has some good internet companies, as well as the usual newspapers if you do graphic design. I'm sure you'll have no problem finding a job.

Housing sucks though, ask me how I know... I'll probably end up way over-spending for a house. Orlando is good too, went to college there (UCF), no complaints. Plus, you may be able to work for Disney and get us all free tickets.

Stay away from the metro areas. Traffic is insane (along with housing). You can get a decent 3/2 near(under a mile) the beach from Upper Brevard County to S.Duvall county (Jax.) in that price range.

FWIW, I live in the Greater Daytona Beach Area (aboot 45 minutes east of O-town). Plenty of nice 3/2s available for 300K, 10-15 min. from teh beach.
