Thumbs up Bought my first house...

Filled out the contract last night. I didn't expect to find something so quickly. I was thinking it would take a few months, but this one was a must.

The house had only been on the market for about 3 days. I took off work early Wednesday to look at houses with my agent, and we found a real winner. Large lot with above ground pool and privacy fence. 2 car garage attached (with a large breezeway between the house and garage). And a decent basement. 2 bedrooms and hardwood floors.

The area has several nice looking homes, and according to the sellers the neighbors are real nice and look out for one another.

The only work this place needs is to fix the seepage in one corner of the basement (which only occurs during heavy rain).

The house is really nice looking on the outside, and is in great shape inside as well. It has thermal windows with a lifetime guarantee. I'm even buying the living room furniture (getting a couch, loveseat and chair for $350 in very good condition, quite comfortable. Yes I sat on them). The outside is white with brown trim. The garage door matches the trim (how's that for a bonus?).

Yes, I'm excited. I feel like I got a great deal. I have no doubt this place will appreciate well. I think it makes a great first house for me. It meets my needs/wants (and then some), and is still affordable for me.

When am I moving in? It'll be a couple months (end of April) assuming all goes well. The couple I'm buying from are in their 60's, and the man's father recently passed leaving him some land. So they're moving there, but putting up a modular home. They haven't actually purchased their home yet, and need time to get everything set up for themselves (as well as moving their stuff). This works for me since my lease doesn't expire until July.

Yes, I'm definitely excited. No, I'm not experiencing buyer's remorse (I only just signed the contract yesterday). I don't feel any hesitation about this place.

After I get settled in I'll have to have a few house warming parties (one for non-scooby friends, one for family, one for scooby buddies).

I just bought a house last week myself. It is also a great time to buy becuse of the low low interest rates.

Congratulations! That sounds great. Count me in for the house warming party.

You have to pull the trigger quickly when you find the house you're looking for. Mine was on the market for less than half a day. I looked at it about an hour after it opened for viewing, thought about it for a couple of hours, and then set the wheels in motion to place an offer. I still think the sellers made a mistake, they could have gotten more.

Congrats! It's a great feeling ain't it?

We just bought our first one on Nov. 1st, but I didn't move in until late Dec. I had to stay in Texas until the end of the year to afford the move. Now I gotta find a job!

Congratulations!!!

I made the same decision too last November and can't wait to move by april or may....Kinda stressfull at first (loans, appliances, etc)...but I think its a good investment and good time to take advantage of low rates....

I'm surprised by how little stress I'm experiencing. The cool thing is I will get the stove and refrigerator, and I already have a microwave. So my appliances are taken care of as well (I also already have a clothes washer and dryer). They're also going to leave the blinds and curtains on the windows, so I don't even have to worry about the small things.

And here's an aside: they have a gas furnace sitting in the storage shed that I could put in the oversized 2 car garage to heat it (there are connections in the garage for doing this)! I could have a heated garage as well. I'll have to talk to my brother about helping me with that. I'm not sure if I want to use it or junk it, but the guy said he'll leave that for me if I want it.

If you chose a good mortgage company, it might stay that way. The one I used was an unbelievable pita. I had to make major noise to get everything ready, and they still only faxed some of the paperwork during(!) the closing. It kind of sucks if you already terminated your old lease, and don't know if you'll have a place to live in 10 days... I'm sure that the seller would have been all too happy about a failed closing, they had a backup contract that probably would have paid them more.

mortgage brokers=have suck

You'll know what I'm talking about after dealing with them for a while. Just keep in mind, they'll make good $$ off your loan, so that gives you the right to verbally abuse them on a daily basis, until they get it done. As a matter of fact, you should practice not taking any B.S.hit from anyone you're dealing with. As in the appraiser, the surveyor, inspector, etc. I'm convinced you need to be morally deficient and incompetent, yet pretentious as all hell, to work in the RE business.

Also, keep your eyes open for the BS fees along the way, such as a "document fee" for the mortgage company. They're making pleanty of $$ doing this loan, they don't need to jack you for another $250-$500 "doc fee". They'll all waive fees, if you bitch. Keep all this in mind, when you are going through the lengthy escrow process, and you should be fine. Everyone in the business is a crook.

All that said, congrats on the purchase. One of the best things you can do. Just make sure you kick some asses on the way in.
