I wish it was that easy. I've been looking for a new place I could afford for the last six months or so, but since I've been out of work it has severely limited my options. Now that he's crossed the line I think it made it pretty easy for me to decide who, if anyone, should move.

You're be wrong.

I've been a landlord for 20 years, and unless the state has no tenant landlord code (which I have never seen) the OP does have to follow the law as the friend automatically assumes the rights of any tenant because he is paying rent.
